Atlanta Foreclosure Tour By Sam Bell

I wanted to share with you whats going on in my backyard in Atlanta Georgia. Their are an abundance of foreclosure opportunities in neighborhoods that are experiencing major re-gentrification. So I took my flip camcorder and drove through one of these neighbors that were truly affected by the foreclosure crisis so you could see first hand the Atlanta foreclosure market. This particular neighborhood is 5 minutes from turner field and 10 minutes from downtown Atlanta, and I share with you the changes that are taking place in this neighborhood. That was really amazing and tragic at the same time seeing all those homes forclosed. I applaud you for having the insight to take advantage of these opportunities while of course helping the community.

What is your exit strategy for this type of area?

I perceive to buy and rent them out.

Because of what's going on in this area, is hard to obtain financing for these homes?

Wow Sam! I know you said some of the houses were selling for .20 to .30 on the dollar; if so that sounds almost too good to be true! What is the Section 8 (subsidized housing program like in the ATL) I would think there is a waiting list, such as the case here in Houston!

I knew there were a gang of investors in the ATL but with neighborhoods ravaged like that I now see why! I would like more info on the partnership opportunities you guys are creating…

Those neighborhoods are filled with criminals. Who are you going to sell those houses to? They have to be rented out, and the tenants will destroy them in less than three years. Why do you think those houses are boarded up? They're not boarded up in nicer areas, I can tell you that.
