its not just about invsting in education, as many who have failled have done, but its about putting together a schedule to do little parts first, in order to get you going.
After a while, i found out that basic marketing would take care of the leads and I would learn how to negotiate and put contracts on property as I went along. There will always be bumps, but like any sport, practice makes perfect and even when your playing, you can always learn for the next one.
Im going to stick to wholesaling for a while, and get me a rehab deal sometime soon. Thanks Sam for the great info.

Thanks for the tips. One of the things I often see people forget when they are told “no money down” (and yes, that often means none of your own money, or OPM) is the failure to take into consideration operating expenses. So you do need money, just like any other business to operate … you have to invest in your education and operating your actual business — telephone, travel, legal, etc.
